Adult Active Communities in & close to Westchester

The following information, to my knowledge, is one of the most extensive lists covering all the adult active (over 50) communities ever put together that covers the Westchester County area and border areas. I hope I haven’t missed any, I have been gathering this info for quite some time, but if I have and you know of any other communities, please let me know and I will add it to the list.

I would also like to clear up a misconception about these properties. Many people think you have to go directly to the sales office to purchase; this is untrue and unwise. The owners/corporations of these complexes almost always offer cooperating broker compensation. In other words, you can use your own broker to negotiate and follow through the sale, just like any other MLS listed property on the market. Compensation would be paid by the seller through the transaction and your best interests would be protected by your Buyer’s Agent. In case it slipped your attention…. I have all the Buyer Agent credentials and the SRES designation (Senior Real Estate Specialist).

The Hollows at Blue Hill in Pearl River – Town homes and mid-rise condos. Oak flooring, granite counters, marble baths, stainless steel appliances, 2 car garages. Community center with catering kitchen, club room and exercise room. Three nearby golf courses.

Barrett Hill in Southeast NY – Single level spacious 2 Bedroom, 2 Bath condos in a gated community. Green building certified. Granite counters, stainless steel appliances, and hardwood floors. The clubhouse has a yoga studio, movie cinema, outdoor heated pool and meadow preserve on grounds.

Regency at Fishkill by Toll Brothers – Condos, single level, elevator, clubhouse, pool, walking trails.

Glassbury Court at Cold Spring NY – Semi-attached townhomes, granite counters stainless appliances, radiant floor heat, hardwood floors, central vac, and 2 car garages. This complex adjoins a 40 acre preserve and 7 acre lake. Grounds have a fenced dog park. The clubhouse has a movie theater, billiards room, exercise room, catering kitchen, outdoor heated pool, and tennis courts.

Glassbury Court at Hunterbrook in Yorktown - Semi-attached townhomes, granite counters stainless appliances, radiant floor heat, hardwood floors, central vac, 2 car garages, and master suites on main level. The clubhouse has a fitness center, billiards room, heated outdoor pool, and private 44 acre setting.

Jefferson Village in Yorktown – There many different models to choose, there is a clubhouse with pool and tennis facilities.

Woodcrest at Jacobs Hill in Cortland Manor – Affordable housing, apartment style. 24 Hour security, clubhouse, billiards, fitness center and pool.

Woodbury Junction in Orange County NY – Adult homes and family neighborhoods. Two clubhouses, outdoor and indoor pools, playgrounds, sports courts, walking trails and gardens.

The Retreat at Carmel – Luxury homes up to 3 bedrooms, and 3 Baths. Granite kitchens, stainless appliances and luxury finishes. Large clubhouse, outdoor pool, tennis courts, putting green, walking trails and bocce courts.

Hughson Commons in Carmel – Income requirements, subsidized housing.

Christie Place in Scarsdale – Luxury condo in a mid-rise. Walking distance to shops, and stores. 24 hour concierge, fitness room, spa, restaurant, club room, and indoor garage.

Wildflower at Wallkill in Orange County – Different Models, luxury appliances and details, recreation center with indoor and outdoor pools, fitness center, arts & crafts studio, billiards, card rooms, tennis courts, bocce courts, and putting green. Complex is located next to golf courses, rolling hills and open green meadows. Gated Access.

Liberty Ridge in Stony Point NY – Fitness center, library, game room, catering kitchen and barbeque area.

Sutton Manor in Mt. Kisco – 3 Levels in complex. Luxury finishes, granite counters, wood floors, elevator, garage, and community room.

Westchester Residence and Club – Proposed complex on 18 acre site in Mt. Kisco. Featuring multiple dining options, full service health club and spa, indoor pool, fitness center, tennis courts and hiking trails. Apartment designs featuring gourmet kitchens and designer baths, housekeeping and 24 hr. security. Entrance fees apply.

Connecticut

The Woods at Newton CT – Clubhouse with fitness center and spa, heated indoor pool, cafe, putting green and 50 acres of woodlands and nature trails.

Regency at Prospect in CT – 177 acre gated community, clubhouse, library, billiards, card rooms, great room, fitness center, tennis courts, bocce, outdoor pool, and walking trails.

Newbury Village in Brookfield CT – 2 and 3 Bedroom luxury townhomes with 2 car garage, granite counters, oak flooring, club house, pool and walking trails.
